Have you presented a business plan to the bank? Has the plan been scrutinised by anyone else? I can see there are free tools on this site which may help.
For your start up capital - have you got costed proposals and thereafter have you got financial projections?
Not sure I understand the point on your flat (are you saying it is worth £130K with a loan o/s of £100K?) - if you are thinking of offering this as security then a bank might be encouraged by that.
The Prince's Trust may be able of offer small amounts of assistance. Are any friends/family able to contribute? Small equity stakes will help to persuade a bank to assist.
The bank is willing to help. With 20,000 on top of my 20,000 I only have 10,000 I thought that the bank would accept my property as it has equity but it seems that its not enough I need 10,000

I, too, recommend getting in touch with your local Business Link. My local Business Link have been fantastic, more than helpful, and twice helped me aquire business grants. I can't praise them enough.
please can you tell me where I am going wrong I try using business link many times but no good I heard you can get money to help train people also I am looking for a grant or loan to help me move as I have out grown where I have try banks and they also NO!! so if anyone can help let me know
